STANDARD FEATURES AND UPGRADES.
- GAS. Natural gas is not available in our community; however, propane tanks are permitted, so long as they are buried. Propane tanks can be leased or purchased. Prices vary depending upon size. Cost of burying the tanks and running the lines are approximately $800.
- COUNTERTOPS: Our standard homes include granite countertops in the kitchen. This is however limited to the selections available through our general contractor. The available granite is of high quality and provides ample selection for variations in color, etc.
- CARPORTS AND STORAGE BUILDINGS: We provide up to 144 square feet of covered porches with concrete floors. You can estimate approximately $50 per square foot for anything larger.
- INTERIOR TRIM. Our standard package includes wood interiors (tongue and groove, shiplap, etc.), either natural, stained, or painted. The trim we use for these is not conventional molded trim, but a standard wood board of the same type as the walls. Molded trim (including baseboards and ceiling crown) will be an upgrade charge. The cost will vary depending up the type, amount, and quality of the trim desired.
- TILE: Our standard package does not include tile. Upgrade prices for tile will vary dramatically on the type and cost of the desired tile and the amount of trim requested.
- VANITIES. Our standard homes will be equipped with package vanities for homes 1,000 square feet and below. Double vanities and ones with special countertops will be considered upgrades.
- BUILT IN CABINETS. Our standard homes include up to two built in cabinets, usually on both sides of a fireplace.
- FIREPLACE. Standard features include a wood burning fireplace selected by our builder.
- KITCHEN CABINETS. Standard cabinets are oak, non-custom, available at Home Depot. They will be stained or painted as desired by the homeowner. Custom cabinets are considered upgrades.
- STONE. All stone work is an upgrade. We offer both natural and fabricated stone. Typical stone work will cost approximately $15 per square foot.
- WINDOWS. We use Energy star, metal framed, non-opening windows available from Home Depot. Our standard offering includes one, non-opening picture window up $900 in cost.
- DOORS. We use standard doors in our offerings. Pocket doors, french doors, sliding doors, doors that open in reverse are available as an upgrade.
- DECKS. Decks can be added as upgrades. They can vary dramatically in cost depending up type of material, size, railing type, etc.
- FLOORS. Our standard floors include hardwood, engineered hardwood, or bamboo, up to $2.50 per square foot. Anything more expensive is an upgrade.
- LANDSCAPING. We will seed all areas with disturbed soil. Other landscaping is an upgrade, including decorative fencing, fire rings, special trails, etc.
- APPLIANCES. Our standard homes include a range, microwave, refrigerator, and dishwasher. All other appliances are upgrades.
- FENCING. Most fencing is discouraged in our community, however, some fencing may be allowed for small back yards, etc. All fencing is an upgrade and must be approved by the developer or homeowners association. No fencing is included as a standard package.
